Why methamphetamine residue is a property problem

Methamphetamine does not stay where it is used. When the drug is smoked, a substantial proportion of it is never inhaled at all — it condenses out of the air onto every surface in the room. Walls, ceilings, curtains, carpet fibres, light fittings, the inside of air conditioning ducts and the paint film itself all accumulate residue. Because methamphetamine is chemically stable, non-volatile at room temperature and essentially odourless at residue concentrations, that deposit can remain in place for years after the last person using the property has left.

That stability is precisely what makes it a property issue rather than just a health issue at the time of use. A tenant moves out, the property is cleaned in the ordinary way, new carpet goes down, the walls get a coat of paint, and the residue is still there — often mobilised by moisture and warmth, and still available to be absorbed through the skin or ingested by anyone living in the space. Small children are the highest-risk occupants because they spend time at floor level and routinely put hands in their mouths.

Manufacture creates a far larger problem again. A clandestine laboratory releases not just the finished product but precursors, solvents and reaction by-products into the fabric of the building. In those properties, methamphetamine residue is best understood as a marker of a much broader contamination event — which is why heavily elevated results almost always lead to structural remediation rather than surface cleaning.

The 0.5 µg/100 cm² guideline explained

The figure almost every Australian conversation about methamphetamine contamination returns to is 0.5 micrograms per 100 square centimetres. It is the remediation trigger level applied across the industry, and it is the benchmark we report every methamphetamine result against.

It is worth being clear about what the guideline is and is not. It is not a line where one side is poison and the other side is safe. It is a conservative, practical threshold above which professional remediation is generally considered warranted, chosen with a margin of safety for sensitive occupants including children. A result of 0.4 µg/100 cm² is not "safe" in an absolute sense and a result of 0.6 µg/100 cm² does not mean a property is uninhabitable today. What the guideline gives the industry is a consistent, defensible point of reference that insurers, tribunals, landlords and remediators can all work from.

This is exactly why quantified results matter more than screening. A field screening kit that changes colour tells you a compound reacted somewhere on the wipe. It cannot tell you whether you are at 0.1 or 15 µg/100 cm² — and the remediation response to those two numbers is completely different. One may require nothing beyond ordinary cleaning and a re-test; the other involves sealed containment, material removal and HVAC decontamination. Testing that returns a number is what makes the difference between a scoped job and an assumed one.

Who orders methamphetamine analysis

Property managers and real estate agencies are our highest-volume clients for this test. Routine entry and exit screening on a rental property protects the landlord from inheriting a remediation liability, protects the incoming tenant from moving into a contaminated home, and gives the agency documented evidence of the property condition at each changeover. Agencies running a whole portfolio through a standing program find that routine screening is far less disruptive than a single undetected contamination event.

Home buyers are the next group. Contamination is invisible, it is not covered by a building and pest inspection, and a vendor cannot disclose a history they never knew about. Testing before a contract goes unconditional is the only reliable way to avoid inheriting the problem along with the keys.

Remediation contractors and environmental hygienists use the test at both ends of a job. At the start, room-by-room quantified results define the scope of works. At the end, clearance sampling demonstrates that the property has been returned below the guideline — the document that ultimately allows re-occupation, releases an insurance claim or satisfies a tribunal.

Home owners and occupiers make up the remainder, usually because something prompted the question: an unexplained health symptom, the discovery of paraphernalia, a neighbour's comment about the previous occupant, or the simple wish to know before a baby comes home.

NIOSH 9111 sampling, and where to sample

We analyse methamphetamine wipes collected to the NIOSH 9111 method. The method specifies the wipe substrate, the wetting solvent, a defined 100 cm² template area and a standardised technique of overlapping strokes in two perpendicular directions, so that results are genuinely comparable between samples, between properties and between laboratories. Without a defined area, a concentration figure means nothing — you cannot compare a result from an unmeasured smear to a guideline expressed per 100 cm².

Good sample placement is the single biggest factor in whether an assessment is useful. Residue concentrates where air deposits it and where people repeatedly make contact. The most productive locations in a residential property are consistently these:

  • The centre of the main living area wall, and the ceiling directly above the primary use area
  • Kitchen splashback, rangehood interior and the top of the cupboard line
  • Return air grilles and supply vents of any ducted air conditioning system
  • Wardrobe and cupboard interiors, which are enclosed and rarely cleaned
  • Bathroom exhaust fan housings and the inside faces of window architraves
  • Any surface with a known history — a particular bedroom, a garage bench, a vehicle interior

How many samples do you need?

For a small residential property being screened with no specific history of concern, three to five discrete samples covering the living area, kitchen, main bedroom and HVAC return will give a reliable indication. If the purpose is to scope remediation, the sampling density increases substantially: every room is sampled individually, the HVAC system is sampled separately, and a field blank is included to demonstrate that nothing was introduced during collection.

Composite sampling is an efficient screening strategy in larger properties. Up to four separate 100 cm² locations are wiped onto a single substrate and analysed as one sample, giving broad area coverage across more of the building. The trade-off is resolution: a composite detection tells you residue is present somewhere within those four locations, so discrete samples are then used to pinpoint it. Used well, composites screen a large property quickly and discrete samples do the detailed work only where it is needed.

If the result may be used in a bond dispute, an insurance claim or any legal proceeding, we recommend an independent environmental hygienist collects the samples. Self-collected samples are perfectly valid for information and peace of mind, but independence strengthens the evidence considerably when someone else's interests are at stake.

The analysis itself

Samples arriving at our Queensland facility are scanned against the digital chain of custody that was created when the wipe was collected in the field. Because that registration already exists, there is no data entry queue between the courier and the bench.

Each wipe is extracted in a controlled batch alongside method blanks and spiked control wipes, then analysed by chromatography with mass spectrometric detection. Methamphetamine is identified by its mass signature and quantified against a calibration curve built from certified reference standards, with internal standards correcting for extraction variability. Because our method separates methamphetamine from amphetamine chromatographically, there is no risk of one being reported as the other.

Blank and control performance is reviewed before any result is authorised. If a control falls outside acceptance criteria, the batch is re-extracted and re-run. We do not release conditional numbers with an explanatory footnote — a result either meets our quality criteria or it is done again.

Interpreting your result

Every methamphetamine certificate reports a concentration in micrograms per 100 cm² for each sample location, with the laboratory reporting limit stated alongside. Broadly, results below the reporting limit indicate no methamphetamine was detected at or above a stated, defensible sensitivity. Detections below 0.5 µg/100 cm² indicate residue is present but below the general remediation trigger — often managed with professional cleaning and a follow-up sample. Results above 0.5 µg/100 cm² generally indicate remediation by a licensed contractor is required, and results in the tens or hundreds of micrograms are consistent with heavy sustained use or manufacture and will usually involve material removal.

Context always matters. A single elevated result on a rangehood in an otherwise clean house tells a different story to a uniform elevation across every ceiling in the property. The first suggests a localised event; the second suggests sustained use throughout. Your hygienist or remediation contractor reads the pattern, not just the peak value, and we are happy to walk any client through their numbers before they engage a contractor.

Clearance testing after remediation

Post-remediation clearance is the other half of this service, and it is the step that protects everyone. Once a licensed remediator has completed the scope of works, clearance wipes are collected — ideally by an independent hygienist rather than the contractor who performed the work — and submitted to the laboratory to confirm the property now sits below the guideline.

We keep clearance analysis on identical methods and reporting formats to pre-works assessment, deliberately. A landlord, insurer, buyer or tribunal should be able to place the before and after certificates side by side and read them without any interpretation gap. Same method, same units, same reporting limit, same laboratory — which is the cleanest possible demonstration that the remediation achieved what it set out to achieve.
